A buyer taps "request a tour" at night. The portal sends an email. The email sits — the property, the price, and the buyer's number buried in HTML, waiting for a human to check a folder. Response time is now a function of who happens to look at their phone.
The generic pipeline

Buyer stages and seller stages — not one funnel pretending to be both. Sides, rates, and splits live on the deal record. GCI is computed, not typed into a notes field and forgotten. Property records link to the people and deals they belong to, so a listing is a thing the system knows — not an address in a text field. When the commission conversation happens, the numbers are already there, and they agree with each other.
Welaka imports your Follow Up Boss database. And before you commit — before anything is signed — we hand you the gap sheet: the exact list of what Follow Up Boss will not export. Email bodies and call recordings are on it. We'd rather you read that list now than discover it in week two.

Welaka's texting is built on carrier-registered 10DLC — the compliant rails, not a workaround. That comes with a fact most onboarding flows bury, so we'll put it on the marketing page instead: carrier review of a new registration takes 10–15 business days. Plan around it. Calling and email work from day one; texting switches on when the review clears.
We take TCPA seriously because real estate is where TCPA enforcement goes hunting, and consent shortcuts are how a brokerage becomes a defendant.
